zwave-js-ui 7.2.0 - can't firmware update ZST10-700

I've been trying to update the firmware on my Zooz ZST10-700 through several versions of Zwave-JS-UI and it's not working. This may very well be a firmware issue specific to the ZST10-700 as I've updated at least (2) ZAC-93 serial/rasPi radios to later versions (to get off the known buggy 7.19.x to 7.21.6). Using the GUI doesn't work as it complains the stick never goes into bootload mode. Switching to "bootloader only" doesn't help. Doing it from the recommended SSH shells from CLI yields more info (see attached).... but at the end of the day, is this a doable item with some changes in Zwave-JS? or should I just give up and use the windows dev app to flash the stick? I'm not doing anything special.
